With easy access to all parts of Northern California, major league sports teams, and rich cultural life, Oakland is a great place to call home. Nestled among golden hills, Oakland, the Bay Area's 3rd largest city, also enjoys more sunshine and warmer temperatures than San Francisco.
Oakland thrives on an economic mix of education, government jobs, manufacturing, and retail. It borders the lively academic world of Berkeley to the north, and its easy proximity to San Francisco, the South Bay, and Marin County, highlight its excellent central location. Commuters take the Oakland Bay Bridge to San Francisco's Financial District, the San Mateo Bridge to South Bay destinations, and the Richmond Bridge to Marin County. If you prefer to relax and leave the driving to others, use BART, the Bay Area's excellent rapid transit system, to commute into San Francisco.
And if you're traveling farther than the Bay Area, use Oakland International Airport as an alternative to San Francisco. We enjoy its smaller size, relaxed atmosphere, easy access, and great service.
Fans of Oakland's outstanding pro sports teams – the Golden State Warriors, the A's, and the Raiders – enjoy all games at Oakland's fabulous McAfee Coliseum (often referred to as the Oakland Coliseum), also the venue for great concerts, live boxing, and other events. Another fabulous spot for live events is the beautiful Paramount Theater, with its art deco architecture. If you're more in the mood for something delightfully different, check out Jack London Square for music, dining, shopping, and walks along the waterfront. Be sure to check out world-famous Yoshi's while you're there, for some of today's hottest jazz stars and great Japanese food in an intimate club setting.

When you buy an investment property, there are two important financial goals to consider. You will want a property capable of producing rental income. When you sell, you hope that the property will have appreciated enough that you will earn a good profit on your investment. If your property has enjoyed a healthy appreciation, you may need to do some careful planning to avoid paying out most of your profits in the form of capital gains taxes.
When selling your primary residence, you may be able to defer your capital gains taxes when you buy your next home. This does not apply, however, to investment property. If you sell one property then purchase another, the taxes will be due for the year the sale occurred. On the other hand, if you arrange to trade one property for another, you may be able to defer the capital gains tax.
It is not as complicated as it sounds! Many real estate agents and attorneys specialize in helping their clients put these kind of transactions together. You don't have to trade buildings with the people buying your property. The property you trade may belong to a third party, and your buyers need only cooperate with the closing attorney to make the transaction work.
